How much does a concrete patio cost?

Plain patios run $4 to $12 per square foot on the national figures, and stained or stamped patios $8 to $30.

What is a fair price for a 20x20 patio? The published national range for a plain one is $1,600 to $4,800. Treat that as a yardstick only. What makes a price fair is what it buys: how thick, what base, any steel, any demolition, which finish.

No published row exists for 12x20 or 16x20 patios. Multiplying the $4 to $12 figure by the area gives $960 to $2,880 for a plain 12x20 (240 square feet) and $1,280 to $3,840 for a plain 16x20 (320 square feet). That is plain multiplication on our part, not a published figure and not a quote.

How much does it cost to pour a concrete slab?

Slabs are $6 to $12 per square foot installed on the national figures: $6 to $8 at 4 inches thick and $8 to $10 at 6 inches.

A 24x24 garage slab and a 30x40 shop slab have no published row. Using the $6 to $12 figure, 576 square feet comes to $3,460 to $6,900 and 1,200 square feet to $7,200 to $14,400. Those are arithmetic only. A slab under a building in California also needs footings, steel, a permit and inspections, and none of that is in the per-foot number.

How much is concrete per cubic yard?

Ready-mix is $119 to $147 per cubic yard nationally, delivered within 20 miles. That pays for what comes down the chute. Excavation, base rock, forms, steel, finishing and curing make up the larger share of an installed price.

How much does it cost to remove and replace an old driveway?

Take the removal range and the new driveway range together. Driveway removal is $1,200 to $4,500 nationally and a new 2-car driveway $2,400 to $8,600, so remove and replace sums to $3,600 to $13,100. We added two published ranges to get that; it is not a published figure.

Having old concrete broken out and hauled away runs $3 to $8 per square foot nationally with disposal included. Expect the upper end for thick slabs, slabs full of rebar and back yards with no machine access. Tear-out and haul-away is work we do, and it gets its own line on our quote.

What about the extra for color or stain only? No figure for a color-only upcharge was published, so we quote none. Integral color mixed through the load, a dry shake on top and an acid or water stain are different products at different prices. It is itemized after we see the job.

How much does a concrete retaining wall cost?

The national average for a concrete retaining wall is $3,000 to $10,000, or $45 to $270 per linear foot, or $15 to $45 per square foot of face. Height drives it. In San Bernardino a taller wall also brings engineering for earthquake loads, a bigger footing and drainage behind the wall.

My three quotes for the same patio are far apart. Which one do I trust?

Trust the quote that spells the job out. When quotes are far apart, the bidders have usually priced three different patios. Line them up on these points.

  • Area in square feet, checked with your own tape.
  • Slab thickness in inches.
  • Base: depth of compacted rock, or native soil only.
  • Steel: rebar and its spacing, mesh, fiber, or none.
  • Demolition and disposal of what is there.
  • Finish, color and sealer.
  • Joint layout and how joints are made.
  • Cleanup and repair of sprinklers and lawn.

Then ask the lowest bidder what is not included, and the highest what is extra. A bid with no base, no steel and no joint plan will always be the cheapest.

After demolition the contractor wants extra for a gravel base. Is that reasonable?

Sometimes. It is reasonable if the quote stated the base that was included and the ground under the old slab turned out to be loose fill or wet, soft soil that no one could see. Go and look before you say yes. Have the extra written as a change order with a price and sign it before any rock is delivered. Better still, get a unit price for extra base written into the original quote.

How do I know if a concrete quote is fair?

A fair quote can be checked. It names the square footage, thickness, base, steel, concrete strength, finish, joints, demolition, cleanup, payment schedule and who obtains permits. Hold it against the national ranges above and against two other written bids for an identical scope. If one price sits far below everything else, look for what was left out.
